Buying Tips

1. Speak with your financier or your First National Finance Consultant to arrange the best loan to suit your needs. 2. Prepare a short list of preferred suburb that suits your lifestyle. bearing in mind affordability and accommodation requirements. 3. Research sales in those preferred suburbs using First National recent sales and justlisted.com.au. Inspect every property in your preferred suburb so you have a feel for the prices. Attend all open homes in the area. 4. Develop a relationship with one of our professional Sales Consultants who specialises in your preferred area. Your Sales Consultant will be able to advise you of any additional information you may need and also inform you of any new listings that hit the market before they are advertised. 5. When you find a property that suits your requirements, ask your agent to send a copy of the sale contract to your solicitor or conveyancer or alternatively register online to have a contract emailed to you. 6. If you are considering making an offer through First National Real Estate we recommend that you obtain a copy of our Purchaser Protection Pack which outlines the process of the purchase every step of the way. 7. Your solicitor will arrange a building and pest inspection to make sure you are aware of any major defects and pest concerns eg: white ant, termites. 8. Following your solicitors or conveyancer’s advice on the sale contract and taking into consideration the building and pest reports, you are now able to make an informed decision to proceed with the purchase of the property. 9. Once negotiations have been finalised, you will be required to sign the sale contract and pay a 10% deposit. Your deposit will be held in a trust account until settlement. Contracts will then be unconditionally exchanged. 10. On settlement day it is advisable that you do a final inspection before settlement takes place. This is to ensure that the property is in the same condition as when you last inspected it and that all the inclusions are as per the contract you signed.

 

 
 
 

Conditions of Entry

You will need to comply with our conditions of entry if you wish to inspect this property. The conditions are designed for your safety and security, the security of the occupants of the property and the safety and security of our staff.

Before you may inspect this property you will be asked to provide –

}         Your Name;

}         Your home address; and

}         Your telephone number (Mobile or Home)

You must also be able to identify yourself by producing your current drivers’ license/passport.

 

Our staff will record your personal information: your name, address, telephone number and the number of your drivers’ license/passport.

 

If you would prefer not to provide your personal information, you may wish to inspect another property.

Collection & Use of personal information

 

We collect personal information about individuals who inspect properties we have for sale or lease and use the information for the following purposes-

·          To report to our vendor who inspected the property;

·          To provide information in relation to the property to individuals who carried out inspections;

·          If and accident occurs or the property sustains damage, to provide information to relevant authorities, including but not limited to ambulance and hospital staff, police and insurers;

·          If a crime is committed or suspected of being committed at the property, to provide information to relevant authorities, including but not limited to ambulance and hospital staff, police, and insurers;

·          To enable us to promote other properties we have for sale or lease, our services and/or seek out potential clients.

·          We may be required to collect and use your personal information under Commonwealth and Victorian laws relating to the sale of real estate, taxation, foreign investment, money laundering, and terrorism.

 

You may contact us First National Real Estate Reliance , Shop 7a, 15 Enterprise Avenue, Hampton Park or at 03 9702 7855 between 9.00am & 5.00pm Monday to Friday (except on public holidays ) to gain access to or amend the personal information we hold about you.

When we have sold this property, or our authority comes to an end, whichever occurs first, we will destroy your personal information.

THE MAIN CONSEQUENCE FOR YOU IF YOU DO NOT PROVIDE YOUR PERSONAL INFORMATION IS THAT YOU WILL BE UNABLE TO INSPECT THIS PROPERTY.
